Best of the no% real estate

Due to my property being a tad of an oddity, which "Real estate" agents don't want to sell as an abnormality. Ya 20,000 don't seem to be enough pay to actually do something. I'm thinking of giving it a go. That being said I know if you don't show up on realtor.ca as a blue dot on their MLS map your pooched. So what I'm wondering is if anyone has heard of good or bad from comps like "For sale by owner" OR "Grapevine" OR whatever other groups might be out there. I'm guessing if they don't run on commission it must be a flat price?

That's correct. All you pay for is their website advertising. Other than that,you do all your own work,yourself.

Comfree was $400 to list. It's another $1500 to have them act as the selling agent once you locate a buyer and have an offer. Comfree listing gets you a listing on realtor.ca as well. Unfortunately it doesn't get you onto Ottawa-Carleton real estate's website (reboc) - which is a big disadvantage.

Not sure if its the way to go though. Listed last June and still for sale. We've had 3 couples in to look since Jan though.

You might want to try Kijiji. Doesn't cost anything and you can post pictures easily.

I just listed mine on Kijiji this a.m. too.

See my prob is that the real estate agents just want to do things ticky box and then line those ticky boxes up with things "kinda" like that which have sold. Here's my point. One of many. I have a 1400 sq/ft shop. They list that as "SHOP". Value extra 15 G's (maybe). Why I have to do this is cause, ya "SHOP", but shop with 9" thick engineered floor with 16" ceiling ,14,000 pound auto/truck hoist. All seperately serviced and billed so if you want to run a biz out of it you get the whole utilities wrote off just not a % of your house. Or you could rent the shop out easier cause the bills are seperate and pay your mortgage with shop rental. etc etc. None of which a real estate agent could be bothered working up the tremendous sweat to be bothered doing. And there's a few more oddities like that. So it's not so much the 20 G's to an agent for squat. It's that 20 plus maybe 30 she left on the table by not attracting the most for the shop. It's the other 30-40 she didn't attract by showing other things fully. Before you know it I'm in the hole 80-90 cause some lazy won't do more than sign her name for 20 G's, well screw that

Man there has to be an agent that would love to work with you to get a sale. Shop around not all agents are the same. If that fails kijiji for sure! Make a video of the main points and post the link on your ad. Sounds like a real nice set up for a shop

You might want to check out some rural listings in your area. Some agents like dealing with rural properties because of their hobbies. The agent I worked with to find our place, showed me 4 different properties that met my criteria. She knew them because she raced horses cross country. If you find the right agent, you're all set.

You have the wrong agent, mine has ability to adjust commission and list the listing as I want it posted try someone else.

Can you search for another property with a shop like yours in the area? You may find the listing agent has had experience with this type of thing.

is the property zoned for comercial use for the shop?

trying to understand why an agent that is commission based pay wouldn't want to get the highest sale price possible.

last year when I sold a property, I didn't agree with the market value assessment given and demanded it be listed at a slightly higher price. well 8 months later, after 2 price reductions , sold the property for the price the for poop brains agent had originally said it was worth.

I'll give a brief overview of one problem I think I have. When we bought this place it was a nice house, but just that. An OKAY nice house. Nothing like what we've turned it into. NIGHT & DAY !!!!. Long story short the daughter of the people here was quite the little unit. We won't go into the details. Anyhoo I guess she learned from her abusive alchy step dad. After leaving she did the real estate gig. Seems like that got her head on straight. Well not only did she get into it, she became coldwells broker for the area. Everybody reveres her as a God and her evaluation of this house is pretty much what I paid her parents for it and raised it up from the dirt. As long as the brain deads around here feel the need to go get their every thought from her my house will always have that anchor attatched. So ya I got to get someone not in the local fool loop and will evaluate it on it's merit

It is more important for a commission-based salesman to get the sale than to get the best price. Consider this - a 200k property with a 5% commission.

If you are the salesman, trying to get 200k for the property and a 10k commission is a lot harder than getting 175K for it and a 8.75k commission - and the saleman will always go for easier one. In general a salesman will try to price a property to sell within a couple of weeks, which means it will be underpriced. Although they are not common of late, this is the cause of "bidding wars" we heard about a few years back.

Suburban properties which a) are usually quite similar, and b) of which there are many, many, many to allow for a good price comparison. Rural properties are more unique and there far less making comparisons more difficult. This makes it harder for a real estate agent to make a good estimate as all they use are comparable sale prices. Using MPAC as a guide is a bit hit and miss. MPAC has my house at a bit over 200k. There hasn't been a house similar to mine listed for under 200k in this area for over 15 years. My cottage MPAC is a bit over 200k as well. Nearest thing to that on the same late would run about 270k, and that wouldn't have the 600 sq ft attached garage.

Bottom line, standup: If you can't find an agent you agree with, be prepared to do your own homework for pricing. And whatever you do choose to do, if you want to get what you think your properties worth, you need to be patient and wait for a buyer that is willing to pay for the shop, and it could be a long wait.

Ya we got an agent/broker up here who is a multi millionare,initials are H.V. . Maybe some have heard of her. Anyhoo she's got all her sons into it now. There creedo is to blow every house off for 10-20% less than it should be worth to blow off to the next one. Whatever % they're charging there's more money in blowing off 5 houses off a month, each for 10-15% less than should be than to actually do some work and take a couple months to sell just one of those houses at proper price. In short they treat the most important investment of your life pretty much as the used car salesmen of the 50's and 60's would when selling you a $200 junker

Some truth to that as they handled the sale of my mother-in-laws house and we had to convince them to raise the price by $10K as we deemed it to be listed too low. The house did sell a couple months later with a little extra money in our pockets. (inheritance)

During my last house sale I was successfully in negotiating a 1% commission fee, we used thesame agent to purchase the new house which did not put me out of pocket. At the end of the day your house is only worth what someone is willing to payfor it, the things you see value in may not necessarily get you moremoney. Ultimately you control what you list and sell the house for.

Agents don't work for you, they work for themselves and want the listing at the end of the day.

All it takes is ONE buyer who wants a place like yours....You may have to do your own sales job in order to find them though.
The other agents in the area all have their own places to sell and will not recommend yours since it is "overpriced".

I agree that we look at our own through jaded glasses. That not withstanding a 13,000$ hoist is not just a "WELL EVERYONE WON'T WANT THAT,BUT YOU CAN LEAVE IT. I wish the agent that sold our last place was still around. The pictures that went out were painfully clear. It had an extended car port (drive thru type) second couple to come meets the agent there and of course we've been told to vamooz. They get out and start walking in. The guy says as only the modern metro man can,"Oh that car port so doesn't suit". My agent asked if it wasn't clear in the pictures. They both acknowledged seeing it. My agent asked them to please never waste his or his clients time again. Proceeded to get in his car and leave them standing. I MISS HIM !!!!!!!!!!

You should see the nonsense going on around here. Properties are routinely selling for 8-10% "over asking" from bid-ups because there's so few properties on the market driving a "seller's market." Real Estate agents list properties according to area comparables,show buyers for maybe 3 or 4 days with the proviso that offers will only be accepted on one specific day,usually the day after one "open house". It goes something like this. A property will be listed on a Thursday,shown Friday and Saturday with an open house on the following Sunday and offers examined the next day. It's almost like an auction with a reserve bid. Sellers and agents are making out like bandits because of the fierce competition among buyers due to so few properties being on the market. How long it will last is anyone's guess,but,in the meantime.............

GTA, and Van are still headed to the moon. "NOT ENOUGH HOUSES" apparently the opposite is true here. Although we have one per mile on average it's apparently too many

Com Free or Grape Vine. Also head onto to Facebook, to local area FOR SALE sites and list/advertise. Exposure is what you are after, Kijiji and cross post in different areas.

I myself haven't heard of too many happy endings from private listings. All I know is that you HAVE to pay to get the MLS listing, or you're completely wasting your time. And, you need to get psych help to ensure you don't take the viewings and lowball offers personally.

As others have said, Realtors love the easier sell and have engineered the whole industry around it. It's why 90% of them ask/force their clients to list for less than the sellers are comfortable with - even then knowing they're going to push and push and push to have the price dropped even further to get it sold.

Because slashing a price is WAY easier than actually working to sell a buyer the MERITS and VALUE of a property.

Stand-up - a buyer who makes you happy may take years to attract. Could be less stressful and more profitable for you to dissemble the shop and sell it all off piecemeal.

The problem arises when a client steadfastly insists that their property is worth much more than others for a host of reasons and demand the listing be priced much higher than the current market will bear. The end result is the property sits on the market for weeks and months without an offer,the client gets angry accusing the agent of not working for them and deliberately attempting to get them to lower the price. Business relationships are damaged beyond repair and the client badmouths the agent all over the place which is usually always inaccurate and completely unfair.
I know that there's a very rare few agents that will deliberately over-inflate a property just to get the listing,lock in a client and then,sit on the property until the client agrees to drop the selling price. These types of agents usually don't last long in the business,thankfully,because their reputations become widely known,especially,in a small market. The old adage is true in sales that "good news travels fast and bad news travels faster."

You been an agent long?Not to be negative, but. That does sound like a possibility. From what I've seen more are apt to pawn your place cheap than those you speak of that will overprice. If I've met a dozen that'll slash your price, but none that'll bump it up I'd say the latter group you mentioned maybe somewhat less

I never said a word about inflated value or out to lunch sellers Trimmer.

I'm talking about the everyman. Real estate agents want no part of actually doing the legwork required to sell the average house at a true value.

My neighbours are a perfect example. Bought a big mobile home in the 80s for $70k. Since then they've put a further $165k into it with quality additions and renovations and upgrades. To the point it is unrecognizable as a mobile home.

Houses in Arnprior aren't moving though, so the agents he tried to work with all tried to convince him to list at $140k.... And take a $100+k bath on the improvements & property appreciation.

Absolutely steadfast that they couldn't convince buyers of the benefits of upgrades like steel roof, engineered in-floor heating in the cement pad under his main addition, etc.

They're lazy, and they're playing a numbers game. Every one of them.

To be clear, I don't think the individuals are being dishonest or even intentionally cold hearted towards the financial situation of their clients... Just disappointed by the system THEY'VE created over the decades and are all too afraid to try bucking the system in any way.

All they're concerned with is moving properties as quickly as possible. They're all protecting their stats - nobody is going to hire a realtor whose properties sit for longer than average.

So their only reflex is cut cut cut the price.

In every area of Ontario outside the GTA, it's a race to the bottom.

Given I'll be selling soon, thought I'd chime in.

First thing to keep in mind is that the markets are somewhat different, in different regions. So what is occurring here, or dynamics here, may not hold true "there". For the most part Trimmer is right (see below), but one thing he isn't mentioning is that buyers (and sellers) are more savy/in tune than they were X years ago.

But still suffer from the two most powerful motivators known to mankind.

Fear and Greed.
And the truth is, most people (the majority of the population) are inable to completely divest themselves from the decision making process and make cold, calculated, unemotional decisions. Especially when it comes to determining "what my house is worth". Using an extreme example for illustrative purposes...people get attached to their houses...It's where their children were born and grew up.....................Its where they sank $30,000 grand and hard labor into landscaping and or interlock or.....

Sometimes doesn't matter how much work a person puts into a house...A house is only worth what other people are willing to pay for it........,.....Example....Im sure back in 2008 many people were absolutely sure their houses were worth X.......Well when no-one is looking to buy....doesn't matter if you've sunk $400,000 in upgrades into it..Just ask residents of Florida....

Some agents do over inflate the market value to get the listings.....If you've done your own homework, or keep your thumb on the pulse in your area (I've followed my neighborhood for 5 years, know its highly sought after and there is very, very little turn over. <<<this makes it a little harder to get current values, but bodes well for me...Across the street a major artery homes are similar but turnover is high...theres always 2-5 homes for sale in that neighborhood, in mine..............only 1 or 2 in a year....You already have a reasonable idea. I have a reasonable idea, despite being trained to be emotionally detached, capable of divesting myself I know I will still have atleast some bias.

If the two agents I've interviewed are too far divergent from each other, and my own assessed value (which they aren't) in either direction well guess what...

One of the worst things you can do as a seller especially these days (its a sellers market and there is very little inventory......is.....over.....price)....it will sit and sit and sit despite the lack of inventory. People know these things and when they see on the market for 21 days in these times.........

I'm involved in the real estate business on a part time basis,but,not as an agent. I've never worked with an agent that will "bump up" a listing just to get it. They're simply not the type of people I or my family associate with. My point is that in the market in my area,it's happening because there's so little inventory available. With so many people looking to move out of Toronto who have sold their homes for bat-shyte crazy prices,they think nothing of spending huge amounts to out bid other buyers which is driving the marketing conditions in commuting distance,out-lying areas through the roof and,for now,sellers are cleaning up. If looking to move outside this area,like north or east,there's a breath-taking drop off. No one knows how long this will last because it truly is phenomenal.
Blanket statements like I'm seeing from some posters,here,are way to general to be considered de facto evidence that all real estate agents are not above board. I know it's simply inaccurate.

I never said a word about agents being below board. I said they're lazy and playing a numbers game.

If the market isn't red hot, their only idea to push a sale is drop the price. That's it. They're lazy and unimaginative.

Trimmer one other dynamic we are seeing that others may not be.

Years ago. Lets call it a mere short 10 yrs. Durham region was an underpriced (relative to the West and North) and under developed region. Sort of a sleepy gem.....Word got out, or rather people started moving East....So as you said, people selling their smaller homes and moving to East Burbs are downsizing in price (relative) and upsizing in home for the buck. Another aspect (sort of depends on price points) is that some people looking to buy "family homes" are routinely losing to investors. Either those looking to buy and flip who see large profit margin in the unit in question.....Or people who want to buy and rent. The first and second time family home buyers (think young family wanting more room) can't compete with the people who don't mind paying a little extra because its either a fix-up and flip with lots of potential....Or destined to become a rental...

So when it comes to multiple offers..........guess what's happening.

When I bought my place years ago, I always had every intention of selling once the 407 came in hence why I've paid very close attention the past 5 years. There are so many things to consider, not the least of are current market conditions.

From my own experience. List with an agent, not the biggest, but possibly a newer agent who's actually willing to listen to their client. Too many "real estate professionals" are just interested in doing as little as possible, and then collecting the big commission cheque.

Inform the agent in writing, on your listing agreement that you will also be listing the property on other sites like Kijiji, etc, and that if ANY sales leads are generated from that exposure, then the agent will be able to show the property ( easier since they are usually available) and will draft paperwork on your behalf, for a reduced commission ( 1-2%). You then list it wherever you can.....with a DETAILED description of what you've done to the property etc. Prospective buyers then contact you via email off the site, and you then respond with the hyperlink to the realtors listing, and their contact info. That way you have a very definitive record via time stamp where the lead was generated from.

I'm currently on house #3 with no plans on moving any time soon as we purchased a modest bungalow 24 years ago on a couple of acres, raised 2 beautiful kids which both recently left the nest and now I consider this my retirement home.

House #1 and #2 we sold privately. They were homes in suburban Ottawa with row after row of clones. I was determined not to line the pockets of a real estate agent back then and took on the sale and marketing of those 2 homes. My background is engineering and nothing to do with marketing but nonetheless took on the project. Within 3 months and about 5 years apart both homes were sold with a tidy profit.

I simply looked around the neighbourhood and determined the average asking price of the cookie cutter homes. We visited open house showings to determine that indeed we were comparing apple to apple and priced our home accordingly. I then made up some fact sheets that I provided to people that visited during our open house and by appointment with real photos attached! Advertising was done in our local newspaper. No MLS listing. This was 30 years ago. Well before Kijiji and social media even existed.

Sure, it was a bit of a pain with sometimes less than desirable people showing up at the door and the constant harassment by agents trying to sign us up but in the end it was well worth it and with the couple of hundred dollars spent in advertising and stationary I ended up miles ahead of the game.

I recently did the same again when I sold 3 separate parcels of recreational land that I owned.

Sweet secret = your real estate lawyer will handle the transaction for you with or without paperwork from an agent.

Bonus = you save the commission.

The one thing working for you impact was the readily viewable "comparable".

As stand-up has pointed out, his property has significant features that no other property on the market has. And instead of hyping those significant positives, Realtors are telling him to take a wash on it.

My parents are in a similar place. Massive 3800 sq ft home, with an attached 3 oversized bays garage, with a 1000 sq ft professional cabinetry shop and a 1000 sq ft commercial kitchen. Both the pro grade kitchen & workshop could be converted to all sorts of other uses.

There is NOTHING like it on the market so the Realtors get scared and only focus on lowering price to reflect something that isn't similar... Rather than put any effort into marketing one helluva neat property.

That's a very unique situation. Do the agents you've approached have experience listing commercial property? If not,maybe your parents would contact an agent from outside the area with the experience needed. They could cast a much wider net. The only fly in that ointment would be zoning. There's no point listing it as commercial property if it can't be used as such by a buyer.

List it on kijiji and watch the agents fill your inbox.

It's a split zoning. They pay residential rates on the sq ft for living space, carpentry workshop and garage. But the industrial kitchen & walk-in cooler sq ft they're taxed commercially.

This is in a rural township, it took some fighting to work out. Not sure if it's able to be grandfathered into the sale.

They're not actually looking to sell. They just want to be ready to jump into the market if they continue to have health issues that make it impossible for them to continue living / working there.

Tbh, I have no idea what is the experience levels of the various Realtors they've spoken with. But I would imagine they focused mostly on just residential agents, expecting g buyers to just want lots of sq footage.

About 18 years ago we sold our 120 yr old 4000 sq ft Colonial home in downtown Whitby. Talked to a number of agents before we listed. The house was a legal commercial duplex with pool and separate garage( old stable).
First agent explained that he could sell quick for $120,000 since it had so many things going against it. Another agent studied all of the past sales in town and explained that even the new subdivision houses in the north end had never sold for over $300,000 so we should ask $280,000. ( we were three blocks south of #2, and three blocks west of #12, on a "double" lot). Some agents felt that there were no other similar listings because " there was no market for them", the pool was a liability, most families wanted a basement rec room, or aluminium storm windows, not the originals complete with wavey glass, ten foot ceilings are hard to heat, wooden pine cabinets look dated, hardwood floors are not as user friendly as laminate, etc etc.
One agent had been keeping in touch for ten years....his boss told him $310,000, settle for $300,000......He listed for $325,000, presented five offers after three days, settled for $320,000.
I did not like the fact that we had to yea or neigh each offer before we could see the next......once we had turned one down, there was no returning to it.

While we were the third owner, lived there 25 years, it has sold a few times since....our buyer flipped it after a couple years.

So still @ the end of the game I got to find out which is the most recommended of the DIY real estates?
